DR Market Pulse — July 2026: Record Investment, Rate Cuts Ahead, and a Building Boom in the East

Weekly briefing on the Dominican economy and real estate: 4–5% GDP growth, record $5B foreign investment, stable rates at 5.25%, and the new wave of Punta Cana and Cap Cana developments.

The Big Picture: Growth Is Back

The Dominican economy has found its footing again. After growth moderated to about 2.1% in 2025, economic activity expanded 4.1% year-over-year in the first quarter of 2026 — nearly double last year's average — and forecasters now project 4.5–4.8% GDP growth for the full year, with the IMF's outlook reaching as high as 5.5%. That keeps the DR among the fastest-growing economies in Latin America and the Caribbean.

Three engines are doing the work: tourism, remittances, and construction.

Tourism: A Record Year in the Making

The country welcomed 1.22 million visitors in January alone, up 5.5% from a year earlier, and 2026 is on pace to break the 11-million-arrival record. The World Travel & Tourism Council estimates tourism will contribute roughly US$21 billion to GDP this year — about 16% of the entire economy. New airlift from the US and Europe keeps feeding the east coast, where a record 17,000 daily tourists were counted at peak.

Why it matters for property owners: every new route into Punta Cana International is direct fuel for short-term rental demand and nightly rates.

Money: Rates Steady, Cuts Coming

The Central Bank (BCRD) held its policy rate at 5.25% at its May meeting, with inflation running about 3.7% — comfortably inside the 3–5% target band. Analyst consensus expects 25–75 basis points of cuts in the second half of 2026. Cheaper peso financing historically pushes local buyers into the market, tightening inventory in Santo Domingo's prime districts first.

Remittances — the quiet backbone of Dominican housing demand — reached $10.75 billion last year and keep climbing.

Foreign Investment: Fourth Record in a Row

Foreign direct investment hit US$5.03 billion in 2025, the fourth consecutive annual record — and tourism plus real estate together capture about 42% of all FDI entering the country. International capital is voting with its feet, and it is voting for the coast.

Development Watch: What's Being Built

The construction pipeline in the East is the busiest in the Caribbean right now:

  • Cap Cana — MAREA Golf & Spa Residences (41 ultra-luxury units, delivery 2028), Core Residences, and boutique projects like Galia overlooking the Las Iguanas golf course.
  • Downtown Punta Cana — KASA Art of Living (109 units, 2028) and ARIA Suites & Residences (174 residences plus 113 commercial spaces, 2027).
  • Bávaro / Coral Golf Resort — Coral Lake: 330 furnished lake-view apartments with four pools, sky bar, and coworking.
  • More than 4,000 additional hotel rooms are under development in the Punta Cana region on top of 55,000 existing.

Analysts expect 3–8% price appreciation over the next 12 months in the strongest micro-markets — Cap Cana and Punta Cana's gated communities lead the list.

What This Means for You

Buyers: the window before rate cuts is historically the negotiating sweet spot — sellers price against today's financing costs, not tomorrow's. Investors: pre-construction in the 2027–2028 delivery pipeline offers the steepest discount to finished product, and tourism fundamentals keep de-risking the rental thesis. Sellers: record FDI and a thickening buyer pool mean well-priced, well-presented listings are moving faster than they did a year ago.
